Selling Your Home? Some Helpful Tips

By Pammy McGrath

If you are ready to sell your home, you might be wondering how to get started with this process. There are many ways to make the selling process faster and end up with the highest possible sale price. Consider the following tips to make selling your home as easy as possible.

Obviously, it is best to first contact a trusted real estate agent and have them represent you and market your house. Be sure to select someone who truly understands the local real estate market because they can set a good, competitive price and they know what it is that buyers want. Your agent probably will hold a few open houses, but you want someone who thinks beyond the open house. Online real estate marketing is highly important these days and your home needs to appear on multiple real estate websites with great pictures and plenty of information.

If you will be selling a home in Fredericksburg, Kerrville, San Antonio or anywhere in Texas Hill Country, consider calling Nixon Real Estate and scheduling an appointment. They have three decades of experience helping clients sell and buy homes throughout Texas Hill Country.

One essential step in the process is to take a good look at your home and decide whether or not you need to make any upgrades before you sell. Typically the kitchen and master suite are the two most important spaces to update. Just upgrading appliances or adding high-end countertops and painting the kitchen can be enough to entice buyers. Painting cabinets and upgrading hardware can be a quick way to improve the look of the master bathroom or the kitchen.

People have a very difficult time picturing your home as their new home, especially if your house is cluttered and crammed with your possessions. Typically a home should look fairly generic and definitely clean with all of the clutter removed. You might adore a family room with lime green walls and shelves filled with antique tea cups or shot glasses from around the world, but buyers probably will not. Pack away knickknacks and photographs and remember that when selling a home, less clutter is more appealing to buyers. At any rate, you are getting a head start on packing.

You also might consider moving out excess furnishings and cleaning out closets and your garage, as all of this makes your home look bigger and cleaner. Your yard also is a big selling point, so be sure it looks as good as possible. Keep the grass mowed, add some pretty flowers and wash the windows. You might even paint the front door or upgrade the door hardware and change out the mailbox for a few quick improvements. The first impression of a home can be a huge factor in how quickly it sells.
