Buying Or Renting: Which Is Better?

You might be considering whether it would be best to continue to rent a home or apartment or whether you should dive into the real estate market. In general, the decision depends on a number of factors. You might even be a bit nervous about the real estate market in general, particularly since this sector was so hard-hit by the recession. However, buying can be a good option for some and here's how to tell if buying a home might be wise for you.

Your current situation is an important consideration. For instance, if you live alone and travel frequently, renting might be a better option. The same is true if you have a job that requires you to move every year or so, or if there is a possibility you might have to make a sudden move. Selling a house can take time, and if you have to relocate quickly, it's probably better to simply rent.

However, maybe you have a consistent income and a job that won't require relocation. If you are in this situation, it often pays to buy a home. This is especially true if you intend to live in the home for at least five years or longer. Typically, the value of the home will increase over the course of the years, especially if you get a good deal on the purchase price in the first place. In addition, if you want to stay in the same place for many years, a renter has no guarantee that the owner won't decide to sell the property, sharply increase the rent or refuse to renegotiate a new lease.

When you own a home, you will be responsible for making any repairs and generally keeping up the home and yard. If you have little time to care for a yard and don't really like the idea of fixing and paying for repairs, renting might be a better option for you. The landlord will have to handle repairs and other home improvements instead.

In addition, while many landlords might allow you to paint the interior rooms of the house some don't and that also might be the only cosmetic changes you can make. When you own the home, you can really transform the look of each room and even the yard to make it the way you love.
