When looking to move to southern California, San Diego is often one of the top choices for those wishing to find a new home. Recently labeled one of the safest top fifty cities in America, individuals are now looking to move to San Diego more than Los Angeles, or San Francisco. Unless this information is provided, it can be difficult for a realtor to narrow down availability based on income, and desired areas of interest. As with other cities, there are areas within the city that are lower income than others. While, at the same time, one can find a tiny home along the coast for upwards of $600-1M, which are being built in other areas to help house the homeless.

It appears that rents range from around $450 upwards to thousands depending on the apartment, condo, or home for rent. When looking to buy, it is important to consider how long one plans on staying in the hone. For Seniors, whom are often looking to move into an assisted or semi-assisted lifestyle, there are a number of centers and mobile home parks which offer these type opportunities in the city, and coastal areas.

Those wishing to relocate to the area whom need longer stays in the city may fair better at an Extended Stay, or other extended stay, or residential hotel. For some, acquiring a temporary roommate in the area who is understanding of a long distance move can also be an option. Though, most often roommates are looking to replace roommates whom have broken, or left a lease owing money, so it is not surprising at times that others may tend to avoid these type situations.

When looking to buy property in any coastal area, it is important to assure homes are built strong enough to sustain rain, wind and other weather patterns. While in some areas, mobile homes are fine.Others, like those in and near Chicago and other cities prone to high winds need to be inspected carefully and insured to the fullest extent possible.

When looking in this area, it is often good to avoid homes on hillsides, or those right up against the water. If not, then the chance of losing the home to a mudslide, rockslide, or flooding drastically increases. In addition, most often homeowners in these areas are not approved for damages due to incidents which have been recorded in history. As such, it can be a quite costly experience to purchase a home on a hillside, then lose everything to a slide.

Another issue in this area is that of wildfires. It is always best to talk with others in the neighborhood where one plans on purchasing a home. When an individual can do so, one can get a sense of the overall neighborhood, neighbors, what is expected of other home owners in the area and information on any home owners' association or other organization which may place additional requirements on tenants.

It is important to check the history of any area when buying, leasing or renting close to a lake, ocean, river or stream. Most realtors also advising looking at the history, especially if a home is an area prone to flooding, or wildfires, as can often be the case in Southern California. Earthquakes, mud and rock slides are also prevalent in the area. As such, checking the structure for earthquake stability is also a must before signing any sales agreement, contract, or bill of sale.
