How To Find The Best Possible Home

It's easy to conjure up an image of our perfect dream home. Actually finding that home and buying it is a whole other ballgame. Certainly, an experienced realtor can find homes that fulfill many of our wishes and needs, but before you head out and search for homes, there are a few things that you should keep in mind.

We all want the perfect house, but it's usually best to really focus on the main elements you need out of a home. For example, maybe you are working at home and you need a highly functional and private office space. Perhaps you have several children and need an adequate number of bathrooms and bedrooms to accommodate these needs. Maybe you have some mobility issues and need a single story home. A big yard also could be a big priority if you have a family or pets that need to run and play.

You might find an amazing home that really ticks off all the boxes, but it's located in the wrong neighborhood or perhaps on the busiest street in town. The location of your home is permanent, so you need to really love the location. If it's too far from work or you are in the wrong school district, this can really be a problem, so tell your realtor about your location needs.

While you can't move your home to a better spot, there are a lot of features that can be improved. Train yourself to look beyond decorative features and realize that having a house with good bones is truly worth its weight in gold. You can always repaint a wall or change the flooring or put in granite countertops, so don't turn away in horror if someone paints a wall in purple and green stripes. It's fixable, and paint is a cheap and easy fix. It's always better to select a home based on size, layout and location than ascetics.

You also need to be realistic about your budget. For example, if you have a budget of $400,000, it doesn't mean that you have to spend that much and it also doesn't mean that you shouldn't look at homes that are slightly over budget. If you look at a house $10,000 over budget, you might be able to negotiate the price down. You also need to be realistic about what you can get for your budget. You might want a huge yard, three-car garage, updated kitchen and gigantic master bedroom, but sometimes our budget simply does not accommodate these wishes.
