Walking through a Home in St. George

By Hedrick Lepsch

When you are shopping for a home, you may find yourself trying to stay away from new homes. There are many people that stray from shopping for a brand new home because they feel that they cannot get as much value from the money that they are spending.

While you are going through your final walk through, you should understand how you are going to work with someone that has dealt with many St. George homes. Some problems with homes come as a result of the area that the home was built in.

Working with someone that has dealt with St. George homes in the past, is a great way to ensure that any problems are going to be caught.

When you do not have access to someone that has worked with St. George homes in the past, there are certain things you should look for.

Families go into major debt for decades just to put a roof over their head. They usually spend months laboring over the amount of money they are willing to spend on what they're looking for.

Fixing your dishwasher can be expensive, but you want to make sure that you prevent that cost by testing it out while you are walking through the home. Checking all of the faucets throughout the home for leaks will also be a wise way to check your home.

Does the house meet minimum quality standards for the price they are considering paying? No one wants to move into a shabby, run down house that looks like it was popular in the 1920's.

When you understand what is included in your warranty, you will know exactly what you are paying for. If you know what you are paying for, you can start to understand exactly what the value of the new home is compared to the previously owned homes that you look at.

Previously owned homes are not going to come with a warranty for problems that occur in the home. Once you purchase the home, the problems that occur become part of the property that you have purchased and are your responsibility to get fixed properly.

If you are going to purchase a new home under the assumption that specific amenities are going to be built in the community, you will want to have this in writing. Get each promised amenity written out to ensure that you know when everything is going to be built.

If it is not, then they will move on. Go through and appraise the house yourself before you put it on sale. Look at Santa Clara homes nearby and try to determine what you would willingly spend on it. Then seek out ways to improve its worth and get a good return on your investment when it comes selling time.
