It is always better to go to semi urbanized locations where there is more potential to grow. As more money is coming to these areas, new homes buildings hospitals and facilities come more to this areas. So the land value is expected to grow more.

Buying shops or commercial spaces which are already built is good if you are not willing to spend huge amount and do not wish to trouble yourself in purchasing land and building a commercial space there. It requires numerous permits and licenses to be obtained from local authority which is a tiresome job. It will cost you more but straight away start doing business.

The land value is always showing a upward growth rate. The value of the land today would not be the same two years later. So if invests today and sells two years later, you will be getting additional money. There are many people who knows the pulses of real estate earns lot of money by simply finding a property, buys it and later sells it earning a handsome money.

Land will never depreciate. It is a time tested testimony which holds correct in most of the cases unless the land is devalued due to natural calamities feminine floods war etc. Human population is increasing and the land in hand is not increasing. Also government is investing heavily on this for their road and other infrastructure projects. Small cities are converted into big cities, big into mega cities.

So always advisable to make investment properties in great communities if can wait for long. If feel you may have to find urgent money in near future, do not go for land. It is highly emoted, as challenger.
