Understanding The Different Types Of Mobile Homes Williston ND Residents Choose

By Joshua Thompson

The dream of owning a traditional home in the suburbs may seem very difficult to realize for a lot of the population. They may not be able to afford the down payment required or the monthly payments, even if they are spread out over thirty years or so. Sometimes these people opt for something a little less expensive while still having the feel of a single family home. The mobile homes Williston ND residents consider can be very different from one another. They may have to adhere to different building codes and differ in quality, appearance, and resell value while still falling under the umbrella term of mobile home.

A lot of people still think of these types of residences as the old metal sided structures set up in less than desirable locations in rural areas. While such dwellings still exist, the current crop of homes has come a long way. Today you have the opportunity to chose from prefabricated or manufactured housing that is modern and well built, but very different. Prefabs are factory built structures that are transported in pieces to the building site. There are basically two types of fabricated houses.

One type of prefabrication is panel built. This means the structure's walls are built in the factory and then transported to the site where they are erected on an already laid foundation. They may be one or more stories, and often have fixtures and appliances that can be secured while the walls are in transit. This can lead to savings for the purchaser because there is less for the builder to do.

The other type of prefabricated housing is known as modular. In this method, box forms or modules are built in the factory and then travel via trailers to the lot. The fact that they're transported on the roadways initially limits the size of the rooms when they are put together. It also means that home additions like garages cannot be constructed in the factory and have to be added by the builder later on.

Manufactured housing is more like what people think of when they think about mobile homes. These structures are fully constructed in the factory complete with furnishing, appliances, and fixtures. They are moved in and set down on blocks or a concrete pads.

Prefabs and manufacturing housing have very different guidelines when it comes to the building codes they must adhere to. Prefabs are real estate which must pass strict building inspections to ensure they are built in keeping with state and federal laws. Manufactured house only have to pass HUD requirements which are more flexible.

Because of the way they're constructed, prefabs have much more leeway when it comes to appearance. They can be customized much more easily than manufactured homes and generally are superior in quality. Real estate almost always has a higher resell value than personal property as well.

Regardless of the types of home that most appeals to you, you need to do the research necessary to make an informed decision before you buy anything. A home is often the biggest purchase people make in their lifetime.
