There are several reasons to this choice but the main one would be the cost of building your own office being too costly especially if you are just starting your own business.

But if you choose to let other tenants lease the extra space that you have, this could also be possible. Before considering this option, there are also other things that have to be considered.

There is a contract that you signed when you first occupied the place. This will serve as the binding document that will outline all the rules that both parties need to follow. If you read it again, there might be some clause there regarding subleasing the area to other tenants.

If the contract states that it allows for it, you have to check with your landlord about your decision. This is so that you can discuss the underlying terms of having a subtenant with you. Once everything is established, you have to inform your immediate neighbors about the decision you have made. This is so that they will also be prepared for the new occupants. There are times when they might be disturbed and because of this, there might also be arguments that could have been avoided had they known that there are new tenants.

One of the most important thing to note is that you should be picking the perfect tenant. It should be like hiring a personnel for your business. You should scrutinize the people who want to apply for the small space. Aside from they are trustworthy, they should also have an idea on the current arrangements and their boundaries.

Before you decide that subleasing is what you want to do, you have to be certain about your plans for the future and your time line about it. There are other businesses that can grow and might need the extra space for more staff. These possibilities should be indicated clearly on the contract.

When you are all done, there should be a set of ground rules to follow. If you let the subtenants follow it, it must also be observed by your staff as well. For example, you have stated that the privacy should be respected, it is important that your office also repay the same courtesy to them.
