They are also responsible for the financial aspects of the business. This includes making sure that all rents are collected in the correct amounts and in the time based on the rental leases. Charges are also assessed from renters who may be late with their monthly rental payments.

The application process for potential tenants is relatively straightforward. Applicants arrive at the office where the administration is done. They meet with the staff member in charge of this aspect. Brochures and other information types are provided which explain the type of units on offer, the price ranges and expectation of both tenants and management. Potential renters often are given a tour of the available units and other areas such as any social amenities.

Application forms requesting personal, employment and other pertinent information are handed to applicants. The applicants are charged a fee per adult for the pulling of a credit report for each adult applicant. The application form normally requests names in full, the previous two years employment history and references from previous landlords if any for a specified period of time.

Different staff members have their own job responsibilities and they may be direct hire or contractor types. An application process must be done for all adults including requesting credit reports.
