Considering a Manufactured Home as a Viable Option

By Hedrick Lepsch

Manufactured homes in Utah and across the country are often seen with a negative lens of bias, though the exact reasons for the undertones of distain are not exactly clear to even those who feel it. Some pin their distasteful feelings towards manufactured homes on the mental image they hold of a stereotypical rundown trailer park.

And in fact painting the walls, floor boards, or ceilings of the home is a great way for a manufactured home owner in Utah to give the home a personalized touch and turn the house into a home, but it is rarely as easy as people may think. Interior painting can be simple, if a person knows what they are doing, but it can also turn into a colorful nightmare if the armature handyman homeowner tries to take on the task without a little research.

The basics for painting are simple. Apply the desired color of paint onto the surface of the wall and let dry. But while the basics of interior painting can be easily stated, painting the walls of a home includes more than a brush and a bucket of paint. Understanding how to paint the walls of a home properly can cut frustrations and simultaneously lead to a great looking newly painted wall.

The first thing that families should know about manufactured homes is that the industry at large and the homes themselves have come a long way from the block-work mobile homes of the past. Today's manufactured homes have various floor plans, sizes, styles, looks and feels than the average cookie cutter single wide.

Whatever needs to be done to the wall to prepare it for painting should be considered and undertaken. If damages do not exist in the wall, the very least a person needs to do to prepare the wall for paint is to wash the wall to clear particles and gunk that will interfere with the application of paint.

Obtaining a loan of this magnitude will need to be properly taken care of. Begin now to live within a budget. Also compare your current income to the price of the average mortgage of a house you would like to live in one day. Do you make enough extra money to not only cover the mortgage, but also the utilities, home insurance, HOA fees, and other expenses that come with owning a home?

This bias towards manufactured homes by the mortgage companies has directly led to a one percent increase in the interest rates for a manufactured home loan. This hike in interest rates for manufactured home loans means that a family will have to pay that difference in their home loan should they decide to purchase a manufactured home in Utah.

While actually painting the walls, one might want to consider purchasing or renting an extension pole. Telescoping poles with roller attachments can make painting both the higher and lower sections of the walls easily manageable.

If the paint job will take more than a day, the do it yourselfer will need to properly store their paint and equipment to be able to finish the project in the following days. If they fail to take care of their paint, paint brushes, and rollers, the result will be dried up and useless paint and equipment.

The value of the manufactured home will also increase if the home is attached to a permanent foundation and land ownership. While there may be a few disadvantages to a manufactured home, there are more advantages to be had and more money to be saved by a family looking to purchase a manufactured home in Utah.
