Do You Really Need A Realtor?

The simplest answer to this general question is "you need a Realtor no matter what!". Whatever your specific situation, location or goals, you will always do much better with an agent than if you try to wing it on your own. This is true even if you have experience as an agent yourself, but your experience is from a different state or time. It's quicker to let someone else handle it, rather than re-educating yourself.

Aside from the very wise and general advice to always do the right thing, I will now go into specifics. There are cases where an agent is more of an advantage, and other cases where an agent isn't that much of an advantage. I will try to explain and cover these factors here.

I believe the single most crucial situation to get an agent for - is when you're going to a state that's known for overburdened regulations and many hidden fines and fees. In such a situation you're almost guaranteed to fall for many legal traps and break some regulations without knowing it - if you try to go it on your own. Luckily though, the most regulated states also don't even allow you to deal with real-estate unless you're a licensed agent, so they don't even let you make this mistake.

The more grey-zone situation is where you are in a hurry. When you have the patience to take years to get a good deal for a home - it's possible to do it on your own, because given enough time and luck everyone gets a good deal. If you're in a hurry however, you need to optimize things and this is where an agent comes in, because she knows exactly what to do where and get it done quickly.

While I can not personally come over there and nudge you into doing the right thing and getting a Realtor - I hope this article served well. I tried to make it clear why and when you need a Realtor, but if you don't get it, that's fine too...
