Cold Calling Success in Real Estate Marketing

Most people who are making call directs fail to generate leads especially in commercial real estate. Imagine someone you don't know, like or trust try to get an appointment or get a listing from you. Surely, your first response is rejection. Who would give something to someone who would just call suddenly and offer something, right?

'Cold Calling' or 'Call Direct' does not operate in the principle of calling as many people as possible to 'get' and then 'sell' something. However, most people think it this way so they usually get frustrated when they don't 'get' anything from the call. Cold calling is actually like a 'filtering' process. You will call a number of people to find out which individuals are potential clients.

To ensure a successful cold calling procedure, set your mindset to providing a solution to the specific issue faced by the one you're calling and not just asking a lot of questions or selling something. Although you need to be conversational in your call, you still need to memorize a script. The script will tell you the general idea of how the conversation should run as well as the information that you need to know. Listen carefully, be friendly, build rapport and ask the right questions without being too pushy and you'll surely have a successful cold calling strategy.

Make a plan on the number of calls that you will have to handle in a day so you get to a habit and you start making yourself comfortable with your task. Remember that it takes time to get comfortable to cold calling. Perhaps you need to go through hundreds of calls before you can say you don't get to have butterflies on your stomach when you start dialing.

Make a plan on the limit of calls to make each call effective and worth the time spent. Although it may not be fun, you need to qualify the right person if you can't handle it all by yourself.
